Why we soft wash instead of pressure blast

High-pressure water on a roof looks dramatic, but it's usually doing damage you won't see for a year or two.

High pressure alone

  • Can strip the protective coating off tiles and colorbond sheeting

Tile vs colorbond — what changes

Both get soft washed, but the treatment and dwell time differ by material.

Tiled roofs

Concrete and terracotta tiles hold onto moss and lichen in the grout lines and rough surface. We treat, let it dwell, then rinse at low pressure — and can re-treat afterwards on request to slow regrowth.

Colorbond roofs

Metal roofs show black streaking and dirt build-up rather than moss in most cases. We use a gentler treatment to avoid scratching or dulling the factory coating.

Why one side of the roof always looks worse

Nearly every roof we quote in Brisbane North and Moreton Bay has a bad side. It's rarely the age of the roof. It's shade and water.

The south and shaded faces

They're the last to dry after rain or a heavy dew, which is exactly what moss and lichen need. That's why the street side can look fine while the back of the house has gone black.

Under overhanging trees

Leaf litter holds water against the tiles and feeds growth underneath it. Trimming the branches back after a clean does more to keep a roof clean than anything we can spray on it.

Valleys and below the panels

Runoff concentrates in the valleys and along the bottom edge of solar panels, leaving streaks and a dirt line. We give those spots extra attention in the rinse so they don't stand out afterwards.

Not a problem. We disconnect the downpipes that feed your tank before the roof is treated, so none of the treatment or rinse water ends up in it. Just mention the tank when you book.
